2. On-site assessment
We review the property at the waterline instead of trying to price a marine project from a guess. That may mean looking at the seawall face and cap, checking a dock or boat lift, measuring access and water conditions, or documenting damage with photos. For an inspection, the written findings become the starting point for the repair conversation.
3. Line-item estimate
The estimate separates the work that needs to happen from optional improvements and explains what moves the number. For seawalls, that can include material, wall height, access, tie-backs, cap work, demolition, and permitting. For docks and lifts, we separate the structure, pilings, equipment, and site work so you can compare scope rather than just compare a total.

What to have ready for a useful first conversation
If you have a recent survey, keep it available, especially if the property has elevation, setback, or boundary questions. Photos of the seawall, cap, dock, lift, pilings, and any soil loss are useful when they show the whole waterfront as well as the close-up problem. Include any prior permit history, engineering drawings, inspection reports, or records from earlier repairs. If an HOA or neighboring association is involved, note that too. None of this needs to be perfect before you reach out; it simply helps us spend the first visit on the conditions that matter.
For a storm or insurance question, keep the date of the event and any photos taken before cleanup. For a new dock or lift, have the boat's basic dimensions and the waterway conditions ready if you know them. If you are comparing repair and replacement, say that directly so we can evaluate the existing structure instead of assuming a new build is the only answer.
